Terms of Service

These Terms of Service ("Terms") govern your access to and use of the Pipevio platform ("Service"), operated by Pipevio ("we," "us," or "our"). By creating an account or using the Service, you agree to be bound by these Terms.

1. Description of Service

Pipevio is a collaboration and communication platform — the shared layer between loan officers, real estate agents, and their clients. Each party continues to use their own respective systems (loan origination software, MLS tools, etc.); Pipevio provides the unified workspace where all participants coordinate on leads, communications, documents, and deal progress.

Pipevio is not loan origination software and does not process, underwrite, or fund loans. Document uploads are automatically scanned for personal identifying information (PII), which is redacted before storage. Credit report data processed through the platform's remediation tools is stripped of PII prior to analysis.

2. Eligibility

You must be at least 18 years old and legally able to enter into contracts to use the Service. By using Pipevio, you represent that you meet these requirements.

3. Account Registration

  • You must provide accurate, complete, and current information when creating your account.
  • You are responsible for safeguarding your account credentials and for all activity under your account.
  • You must enable multi-factor authentication (MFA) as required by the platform.
  • Notify us immediately at [email protected] if you suspect unauthorized access to your account.

4. Acceptable Use

You agree not to:

  • Use the Service for any unlawful purpose or in violation of any applicable laws or regulations.
  • Upload or transmit malicious code, spam, or unauthorized advertising.
  • Attempt to gain unauthorized access to the Service, other accounts, or related systems.
  • Interfere with or disrupt the integrity or performance of the Service.
  • Scrape, data-mine, or use automated means to access the Service without our written consent.
  • Share your account credentials with others or allow multiple individuals to use a single account.

5. Your Content

You retain ownership of content you upload to Pipevio (leads, documents, messages, etc.). By using the Service, you grant us a limited license to host, store, and process your content solely to operate and improve the platform.

You are responsible for ensuring that any data you upload complies with applicable privacy and data-protection laws, including obtaining necessary consents from borrowers and clients.

When you upload documents to the Service, we automatically scan for and redact personal identifying information (such as Social Security numbers, dates of birth, and account numbers) from supported file types before storage. You acknowledge that this redaction is performed on a best-effort basis and may not capture all PII in all file formats.

6. Compliance

You are responsible for maintaining your own regulatory compliance, including NMLS licensing, state lending regulations, and RESPA requirements. Pipevio provides tools to support compliance but does not guarantee regulatory compliance on your behalf.

7. Service Access

The Service is currently available free of charge through December 31, 2026. We reserve the right to introduce fees for certain features after this period with reasonable advance notice.

8. Intellectual Property

The Service, including its design, code, features, and branding, is owned by Pipevio and protected by intellectual property laws. You may not copy, modify, distribute, or reverse-engineer any part of the Service without our written permission.

9. Limitation of Liability

To the maximum extent permitted by law, Pipevio shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability for any claim related to the Service shall not exceed one hundred dollars ($100).

10. Disclaimer of Warranties

The Service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

11. Termination

We may suspend or terminate your access to the Service at any time for violation of these Terms or for any other reason with reasonable notice. You may close your account at any time by contacting us. Upon termination, your right to use the Service ceases immediately.

12. Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict of law principles. Any disputes arising from these Terms or the Service shall be resolved in the courts located in El Paso County, Texas.

13. Changes to These Terms

We may update these Terms from time to time. We will notify you of material changes by posting updated Terms on this page with a revised "Last updated" date. Your continued use of the Service after changes constitutes acceptance of the updated Terms.
